How a project runs with us

Every home project goes through the same stages. You can hire us for one of them or all of them. Most clients choose the whole journey, so one team is responsible from start to finish.

  1. Initial design consultation

    We visit your home, listen to what you want, and look at what’s possible. You’ll get honest early advice on feasibility, likely costs and timescales before you commit to anything.

    You get: a written brief and a realistic budget range.

  2. Concept and detailed design

    We develop layouts and elevations with you, refining them until the space works the way you live. Measured surveys, 3D views and material choices are all part of this stage.

    You get: agreed drawings you can picture yourself living in.

  3. Planning and Building Regulations

    We prepare and submit planning or permitted development applications, deal with the council on your behalf, and produce the technical drawings needed for Building Regulations approval. We coordinate structural engineers and party wall surveyors where needed.

    You get: the approvals in place to build.

  4. Costing and choosing a builder

    We write a clear schedule of works so builders price exactly the same job. We send it to vetted contractors, compare their quotes line by line, and help you appoint the right one on a proper contract.

    You get: comparable quotes and a fixed scope of work.

  5. Project management on site

    We run the build day to day: regular site visits, programme and budget tracking, quality checks, and managing changes and payments. You get a single point of contact and plain updates on progress.

    You get: a build that stays on track, without you managing trades.

  6. Completion and handover

    We walk the finished work with you, agree a snagging list and make sure it’s cleared. We collect the sign-off certificates, guarantees and manuals, and stay in touch through the defects period.

    You get: a finished home and every document you need for the future.

When designers, planners and builders work separately, problems fall through the gaps between them, and the homeowner ends up refereeing. We keep design and delivery under one roof, so the person who drew your extension is the person who checks it’s built properly.

We’re independent of any building firm. Our job is to protect your interests, your budget and your home throughout the project.
